Submitting a planning application
Before filing an application, we strongly recommend contacting our Planning department and reviewing the application fees.
A pre-consultation meeting provides the applicant with an opportunity to review the proposed application with staff, discuss potential issues, and determine the requirements and materials to be submitted with the application for it to be considered complete.
The fastest way to submit an application is through CloudPermit. It’s an all-digital system that allows you to submit an application and documentation, track the application status, and comment on the process entirely online.
A meeting for pre-consultation and development review is required before you submit an application for any of the following:
An application for plan of condominium is required before you create and then sell individual condominium units. This applies to all types of condominium including: standard condominium, vacant land condominium, common-elements condominium or the conversion of an existing use from rental to condominium.
Plan of Subdivision and Relief from Part Lot Control
An application for plan of subdivision is required when the subdivision of land into two or more parcels is proposed. This will ensure the proposed subdivision aligns with the direction set out in the City's Official Plan and Council approval is required.
Relief from Part Lot Control Applications are alternative forms of land division to Plans of Subdivision. This process is used to lift Part Lot Control restrictions from lands within registered plans of subdivision to create parcels for sale. It usually is used for townhouse developments after construction has started to accurately set the boundary lines between the townhouse units.

An application for a pre-consultation is required, in most cases, prior to making an application for an Official Plan Amendment, Zoning By-law Amendment, Approval of a Draft Plan of Subdivision, and Site Plan Approval.

An application for Site Plan Control is required before making some improvements to a property. Site plans ensure the most important elements of a property such as building location, design, scale and size of the building, driveways, parking, grading and drainage including storm water management, and municipal services (sanitary sewers and water supply) are considered before development takes place.
An application for an Amendment to an Approved Site Plan is required to make changes to an approved site plan.
Before applying for your Security Release:

Telecommunication Towers and Antenna
An application for antenna system siting is required for new telecommunication and antenna facilities. The City of Brantford is a commenting agency for new telecommunication and antenna facilities. Our areas of interest are, but not limited to:
- avoidance of sensitive locations including residential areas where possible
- encouraging appropriate design
- encouraging co-location of facilities
- defining the process
- consultation requirements
The intent is to have land use concerns addressed while respecting the federal jurisdiction of Industry Canada. Telecommunication towers and antennas are subject to the City's Antenna System Siting Protocol.
A Zoning by-law Amendment application is required to change the uses permitted on a property and/or change the regulations that apply to your lands. To find out more about Zoning, visit the Zoning page.

Appointment times will be assigned by staff accordingly upon review of the all applications for completeness. Additional dates and times may be added depending on the volume of applications. Submission deadline dates do not apply to Site Plan Control applications.
